Today I had a closing in South Jersey with a Hockey player from the Phillidelphia Flyers. All went smooth and quick.

Here is a way to have a closing with the least amount of inconvenience.

Both my seller and their attorney did not come to the closing. All documents were signed and mailed overnight.

At a closing both buyer and seller are required to sign a HUD1 form. This form provides you with a breakdown of settlement fees, mortgage fees, credits, realtor commission... Without my sellers at the closing what we did was fax a copy to their attorney, who had a power of attorney, who signed it for my client and faxed it right back to the settlement clerk. THAT'S IT. Nice and smooth without any inconvenience to my client.

So if you would like to have a settlement like this just let your realtor and or attorney know this in advance so you can move on with your life.

Thank you for you comments. I was just sharing some information with people who might not be familiar with the closing process or other ways of closing. I apologize for using this site to post this, I didn't realize this was mainly for advertisers. SORRY

Nice that the attorney had someone babysitting the fax machine - must have a been a phone call or two involved as well. When we closed our house, both parties signed at different times via the title company. Congratulations though - sounds like you turned a mountain into a mole-hill :)

Interesting. I think we need an advertising/marketing spin here for this site though. So how would you translate this into say, a client pitch? Trying to make a final sale to a client... maybe this would be a better industry if the client stayed home and we could just mail them forms. :)
